As an ABR designated agent I am: – A skilled professional with proven homebuyer representation experience who, has taken the commitment a step further by completing the ABR specific education and training in the best practices for buyer representation. -A knowledgeable resource to guide buyers through the complicated and daunting aspects of real estate contracts, disclosure forms and financing options. -Provide immediate access to the MLS listed properties,  which reports the listing’s up to date information and the accurate listing status.  Delivery of this information will be through an automated email alert system designed just for you. -Able to sort through inaccurate information about homes and assist in analyzing the pros and cons of each property as it applies to your needs and wants in your next home.-Provide statistical information detailing local trends, inventory, and what percentage of the list prices the sellers are currently accepting. -When deciding on an offer price for a home purchase, it involves more than just analyzing the other comparable home sales, an ABR designee is trained to consider other market factors, advise on every negotiating detail, and review various contingency options to the benefit of the buyer. – In the case of NEW CONSTRUCTION, an ABR designee is representing THE BUYER exclusively. I will alert you when a builder’s deal seems one sided and if necessary, advise when legal counsel is needed.
